  • All of our spaces are self-catering, so you’ll have your own space to cook, gather, and make yourself at home.

    If you’d rather ease into the morning, we offer a biscuit breakfast from our friends at Sunflour Bakery in nearby Rome — local, organic, and available by request.

  • Kingston Downs is located just 1 hour north of Atlanta and 1 hour south of Chattanooga, TN in the foothills of the Appalachian mountains. Situated on 5,000 acres of private land along the Etowah River, this is your private outdoor getaway. Easily explore the cities of Rome and Cartersville, alongside notable destinations such as Berry College, Oak Hill, The Historical Claremont House, Etowah Indian Mounds, Darlington School, Rome Tennis Center, Cartersville Sports Complex, and much more.

Our cottages and glamping tents offer a peaceful, private retreat. Each cottage is just a short stroll from the others and steps away from scenic hiking trails. Our glamping tents are within easy walking distance to the bathhouse and provide immediate access to our secluded beach along the Etowah River.

Outdoor adventures during your stay…

Kingston Downs offers a true outdoor adventure and an opportunity to experience the beauty of North Georgia. Our 10 miles of trails are perfect for a day of hiking or mountain biking; fast, flowing singletrack trails, plus a few climbs for stunning views of the Etowah River. You’ll wind your way through the woods, across rolling hills, and take on the berms for some extra fun. Afterward, cool off with a swim at our private sandy beach or explore the waters by kayak, canoe, or paddleboard — reservations are required in advance of your stay for paddling activities.

Bring your fishing gear and cast a line right from the banks, or book an experience with Cohutta Fishing Company for a fly-fishing experience. Whether you’re after a half-day float trip or an intro to fly fishing course, their crew knows the ropes.

Don’t miss a visit to the Ravenel Cave, once a shelter for Native Americans and later used as a saltpeter mine during the Civil War. It stretches 203 feet into the bluff, giving you a sense of the land’s deep history.
